ZONING VARIANCE REQUEST – 297 GORDON AVE, NE

The following zoning variance request will be heard and voted on at the January 18, 2024 Lake Claire Neighbors monthly meeting:

Due to an error by the City, Office of Zoning and Development, a zoning variance request is required for the property at 297 Gordon Ave, NE. The applicant seeks a variance to reduce the South side yard from 7 feet to 3 feet.

BACKGROUND: The City erroneously approved the plans first submitted for the construction of two duplex buildings, one at 293 Gordon Avenue, NE and one at 297 Gordon Avenue, NE. Based on the City’s approval, the two buildings were constructed as shown on those plans. The buildings are nearly complete. In November, the City realized that 297 Gordon Avenue has been constructed within the south side yard setback. As a result, a zoning variance is now required.
